Dead Deals and Recycled Reports | Home Improvement Journal

Dead Deals and Recycled ReportsEveryone knows that at the end of a home inspection, a report is generated that outlines the findings of the home inspector. But you know that it?s not meant to be a ?hit list? of negatives? Our home inspectors do what we do to really describe the house. This is no place for emotion, rather than simply states the facts. The house does not pass or fail the examination, they simply describe the strength or weakness.Inspections not intended to support the buyer or seller. In fact, the greatest seduction to accept inspectors observed recently sold the house to call the same inspector to inspect their homes next.

This action tells everyone that each inspector finds a defect known sellers, discussed and documented disabilities fairly and objectively. Additionally, each finding the unknown is also easy with the intention of justice. These results should be the goal for any situation arise where inspection.Sometimes inspectors who contracted for a home inspection chose not to or fail to complete the transaction. When a new buyer is found, it is common sense to use a previous report as a decision tool for new buyer. This is a very dangerous practice! This is one factor that almost all high quality inspectors in their inspection agreements stipulate that a home inspection is considered a confidential communication between the consumer and the inspector.

Why inspectors feel so strongly about a certain part of the problem? Mainly because ? A written document is not a complete inspection home inspection experience! What? How is it? Because, the only written document supports the observation and exchange of dialogue from all parties examination. While it is certainly true that all written reports and all said inspections should be consistent, overall understanding by consumers of mixing was observed oral examination and written.A new customers only see the written part of the examination of the missing understanding, insight, and context of the overall experience of the examination.

It is a high-risk practice and should always avoided.Old report for New Buyers. When the customer leaves the original transaction, the general inspection reports go consumers. Due to confidentiality issues and, equally important, completeness understanding of new customers, new tests must ordered. However, in some cases, the original purchaser, kind and decent soul that they sometimes give now ?worthless? agency reports, now has other interested parties in the house. How beautiful! More often, however, the original purchaser of a home inspection report not knowing handoff. The agents and new customers can now use the old report as a means of decision-making, and all at no cost. Agent is a hero for a new customer! Gosh! No new buyers are saying about confidentiality, or completeness of inspection reports and experiences. But, more importantly, no one said a new buyer has a reason not to engage in skills -! It changed the inspection report is a snapshot of the current extraordinary conditions of the home. Pictures can be changed in an instant! The things that happen in the home. Roof now must realize now is not cool or air conditioner, it is unknown to the consumer. Whether or not the seller knows is a whole other customers issue.

The, after taking possession of the house and the failure detection and fail system repair costs, which adversely affected by the lack of written documentation defect inspection reports. When people feel aggrieved, they sought relief. When so, many consumers began to seek help from a home inspector. Some problems exist to seek help from these sources. Among the problems is the fact that the home inspector did not miss the system fails, they will work as intended and was described at the time of writing report.Next inspections between new problems for consumers looking for relief from the original inspector is that new customers are not customers that inspectors complete experience inspection and secret agreements. No, there is no help coming from inspector.Advice To Agent. So now, where wrong, and getting hotter all the time, the homeowner to repair? Agents, of course! That looks rotten and irrational, agents make their customers a favor! However, one real estate agent usually administered in the previous inspection report. Even worse, in many cases, it does not provide a full written report, only a summary. It always goes bad for the agent! Not only homeowners touched agents, but there is also the potential for genuine buyers to find that their reports are distributed to new buyers. If no permission to do this, the original purchaser usually very angry with the agent. Original buyer who had paid for the report and now feel betrayed by the agency.

More bad news for agents! In situations where the agency is still working on the original purchaser for a home that is different from that observed, I look so angry that they stopped the buyer agent relationship. Surprisingly, they stay with the same home inspector. Relationship with the real estate is about trust, and give yourself someone reported a good way to lose trust. So now, agents on one side of an aggravated homeowner who wants to pay, and on the other hand have lost a potential buyer. That looks like money going out and nothing coming! It?s not good business situation. Finally, sharing a home inspection report with a lot of customers is not good business practice.
